Urban Design and Zoning Study - Update

A draft report dated April 28th, 2003 was presented at a public meeting held in the community on April 30th. We are making available a copy of an updated version (dated May 12th) of this report through this web site. Copies of the report are also available by contacting me at 580-2424 extension 13862 or at francoise.jessop@ottawa.ca.

You may also wish to fill in the attached comment sheet and fax it to me at fax number 580-2459 or by mail at 2 Constellation Crescent, 4th floor, Ottawa, Ontario, K2G 5J9. Alternatively, the completed comment sheet may be left at the community center located at 260 Sunnyside Avenue.

A number of changes have been made to the draft report, many of them minor corrections, but there are a few revisions to the proposed zoning changes in response to concerns raised or new information provided. These are as follows:

  1. Minimum driveway widths have been reduced to further reduce the potential widths of side yards.

  2. The maximum widths of side yards have been adjusted to accommodate the requirements for driveways to be set back from the property line, however it is suggested that this setback requirement be waived where possible.

  3. The residentially zoned lands located directly to the east of the commercial lands located at the northeast corner of the intersection of Bank Street and Sunnyside Avenue have been taken out of the potential gateway site due to the heritage nature of the property.

  4. Two parking lots (located on the south west corners of Bank Street and Grove and Bank Street and Chesley) which provide required parking for buildings located on another property will be encouraged to redevelop by waiving required parking.

  5. Zoning changes are proposed so that driveways and parking areas will be able to be shared between two commercial properties.

We would like your comments on the proposals put forward in the draft report. If we receive your comments by May 21st, they will be included in a report that is presented to the Planning and Development Committee at their meeting of June 26th. If you submit comments, you will be personally notified of this meeting by mail. Any other comments received after May 21st will be forwarded to the Committee separately.
